The design strategy addresses that gap through three moves: connection, street character, and legibility. Development is organized into legible, dimensioned blocks with active frontages, layering retail, commercial, residential, student accommodation, and civic uses so the site stays active across different times of day and different user groups. A continuous, programmed public realm threads it together, running from a central plaza and linear street through a landscaped park with seating, a water feature, and pop-up kiosks, tying the new development back into its context rather than treating it as a standalone block.
Taken together, the strategy reads less as a single mega-block and more as an extension of the neighborhood, anchored by connected public realm. Mixed-use blocks line the waterfront, combining a hotel, retail, mixed-use residential, and student accommodation. A mixed-use building housing retail, commercial, and residential units anchors the neighborhood edge and screens the site's existing gas station, while a research institute with active ground-floor uses, residential apartments arranged around courtyards, and a supermarket fill out the southern half of the site. A varied building typology, from mid-rise residential blocks to a low-lying retail and civic anchor, wraps a central landscaped spine, with a mixed-use community building framing the park's northern edge.
The result is a concept proposal that stitches private and commercial zones together with public open space, using retail, F&B, parks, and plazas at ground level to connect uses and give the development the same street character as the neighborhood around it.

This concept proposal explores how Memorial Drive, one of the best-used pieces of public realm in Cambridge, a continuous parkway along the Charles River linking MIT and Harvard, lined with boathouses and recreation space, could extend that quality inland. The frontage between the two campuses tells a different story today: a miscellaneous collection of commercial uses, several sites sitting underutilized, and a site that reads as disconnected from the river park just across the street.
The 5.5-acre case site sits at that gap, with access from Memorial Drive, Magazine Street, and Pleasant Street. Directly across Memorial Drive are Magazine Beach Park, the Riverside Boat Club, and Veterans Memorial Pool, part of the linear park that runs the length of Cambridge. The site's existing condition, though, works against all of it: poor legibility, no clear connection to the river park, and no street character to speak of.
