A live-work-play infill development for four parcels on Allen Street, restoring a historic block in Buffalo's Allentown neighborhood after back-to-back fires took two of its landmark buildings.
Some infill sites carry more weight than their square footage suggests. This one sits on Allen Street in Allentown, one of Buffalo's oldest and most walkable neighborhoods, listed on the National Register of Historic Places and known for its 19th-century fabric, murals, and independent arts scene. The site itself was home to Mulligan's Brick Bar, a fixture since 1934 in a building dating to 1897, until a fire in January 2025 destroyed it. Just months earlier, the neighboring Old Pink was lost to arson. Two anchors of the street's nightlife gone within a year sharpened everyone's interest in what comes next.
The vision for the site is simple to state and harder to build: a lifestyle-focused mixed-use development that strengthens Allen Street's walkable character by combining living, working, and social activity in one connected form. The design reinterprets the traditional main street typology, a transparent, active ground floor, productive space in the middle levels, and quality residences above and behind, rather than treating retail and housing as separate problems.
Three scenarios test how far that vision can go within Allentown's historic district guidelines.
Contextual Stitch is the by-right baseline: three floors, retail and wellness at grade, residential above, fully compliant with the Green Code and matching the neighborhood's existing scale.
Social Catalyst pushes further: four floors, ground-floor retail and cafe space, offices and creative studios above, plus carriage-style townhouses tucked into a rear mews around a shared courtyard.
Vertical Community is the boldest read: five floors stepped back from the street, two levels of ground commercial, offices and terraced residences above, testing how much density and height the site can carry while still respecting the block.


Each scenario was tested against summer and winter solstice sun paths to understand how massing height and setbacks affect light at street level and within the shared courtyards.
The diagrams compare shadow patterns across the Contextual Stitch, Social Catalyst, and Vertical Community options at the two extremes of the year, giving a clear read on how much daylight reaches the ground floor retail frontage, the mews, and the residential units above as the building steps up from three to five storeys.
