A feasibility-led masterplan delivering 88 homes with retail, affordable housing, and self-build plots, carefully integrated into a sensitive Green Belt setting.
This feasibility study explores a residential masterplan of 88 homes with local retail, designed within the UK’s sensitive Green Belt. The design responds to both the settlement’s scale and its natural setting, drawing on local precedents while introducing a contemporary, sustainable vernacular.
Affordable housing (35%) and self-build plots (13%) broaden accessibility and community ownership. The framework prioritises biodiversity net gain, robust SuDS integration, and the protection of existing green infrastructure. Edges are designed as soft buffers, ensuring minimal visual impact and a respectful relationship with the broader landscape.
The result is a master plan that balances ecological stewardship with the delivery of much-needed housing, creating a place that is rooted in context while offering a forward-looking model for sustainable rural living.
