Set within the dramatic landscape of Ras Al Khaimah, this conceptual masterplan proposes an ultra-luxury, low-density residential-led district that combines privacy, exclusivity, and a contemporary lifestyle. The design responds to the emirate’s ambition for sovereign-aligned living, creating a development where architecture, landscape, and water define a new benchmark for luxury communities.
Phase 1 delivers a carefully zoned mix of residences: 35 super-prime waterfront villas on expansive plots, 50 branded turnkey homes arranged as a distinctive cluster, and 100 premium residences that introduce higher density without sacrificing quality. Fifty branded turnkey residences form a distinctive cluster with a shared identity, while one hundred premium residences deliver higher-density living without compromising on quality. These are unified by a central arrival spine, a clubhouse, and a pavilion, with a lagoon or water feature as the community’s defining centrepiece.
Future phases (2–4) are planned to expand this framework, adhering to the same principles of low density, careful phasing, and landscape-led design. The master plan ensures a clear hierarchy of living, integrated amenities, and a strong sense of place that elevates Ras Al Khaimah as a destination for world-class, sovereign-aligned living.
